Business Rates

Business rates are a significant outgoing on commercial premises and can, and need to, be checked to ensure they are fair and in tone with your neighbours.
We provide qualified and highly experienced surveyors with detailed local knowledge who have a deep understanding of your locality – National Expertise Local Knowledge.
Business rates are imposed on all business premises and are calculated by multiplying the Rateable Value (RV) by the Uniform Business Rate (UBR).
UBR is set by the Government and is not negotiable. The RV is assessed by the Valuation Office who have a duty to be fair. However frequent mistakes and many day to day changes allow us to challenge the assessment for example roadwork’s, congestion charges and property alterations.
The current rating list came into effect in April 2005 and will last 5 years at which time a new list comes into force. Reductions achieved following an appeal can be backdated to the start of the list and therefore securing you a refund on what you have already paid. The new list will come into effect in April 2010 and occupiers will be advised of the new assessments in October 2009.
In order to achieve the best settlement it is essential to use a specialist Rating Surveyor who will negotiate on your behalf with the Valuation Office.

Whilst we cannot guarantee a reduction and if in the event no reduction is achieved then you will be left with the sound knowledge that the rates that you are paying are correct and in tone with others in your area.
Small Business Rates Relief
If you own a small business in England then you could be eligible for up to a 50% reduction on the rates that you are currently paying to your Local Council. Cooke Rudling & Co’s specialist Small Business Rates Department can also assist you in securing a rebate on the rates that you have overpaid since 01If your property has a Rateable Value less than £14,999 in England (or £21,500 in Greater London) and it is the only property that you are liable to pay business rates for then we can assist in claiming you up to 50% relief on what you are currently paying.
