Commercial property management
Commercial Property Management is the core of our business. The management of commercial property should be straightforward and as long as things go smoothly it is.
We act for many clients who appreciate the rewards to be gained through investing in Commercial Property. Like any investment medium a degree of active and positive Management is required to maintain and increase the value of the investment.
Our primary role is to relieve the Landlords of the day to day problems and enhance the value of the investment. We take complete control and responsibility for all aspects, to manage the landlord and tenant relationship, leaving our clients to concentrate on what they'd prefer to do. We use dedicated Commercial Property Management software to administer rent collection and reconciliation as well as to provide an individual diary and alert facility for significant deadlines relating to amongst other things rent review dates, break options, service of Notices. Rents are collected wherever possible by Direct Debit and processed through to our Clients direct to their accounts.
Our aim as Management Agents is to shoulder the burden through:-
- calculating and issuing regular rent demands, collecting rents and chasing late payers
- ensuring that our clients and the tenants obligations are met
- dealing with tenants queries and issues generally as they arise
- administering the all-important insurance cover
- advising on strategic matters in relationship to the clients portfolio, for example whether to buy or sell as appropriate
- providing quarterly statements to enable clients to reconcile income and expenditure for income tax purposes each year
